Villa Pomelia is a private villa on the sea of Fontane Bianche. The villa is made up of a main house and a separate guest house, both opening onto the same 600 m² Mediterranean garden, with a shaded veranda, a panoramic terrace over the bay and parking behind an automatic gate. In less than a minute on foot you reach the low rocks, where the water is crystal clear and a small natural pool opens between the stones. Syracuse is 20 minutes away, Noto 30, Catania airport 50.

The garden

600 m² of Mediterranean green: giant cacti, palms, cycads, hibiscus, jasmine and olive trees. Under the covered veranda, large rattan sofas in the shade; among the cacti a secluded seat; on the lawn two sun loungers. This is the space for morning coffee, the afternoon book and the evening aperitivo.

Two terraces, one above the other. The first is sheltered and surrounded by greenery, with a chaise longue for the afternoon rest. A few steps up is the panoramic terrace over the bay of Fontane Bianche: open sea, no buildings in front, two chaise longues and a small table.

The sea

Low rocks with easy access to the water and a small natural pool among the stones, suitable for children too. The sandy beach of Fontane Bianche is 5 minutes by car. Water shoes recommended.

Villa Pomelia stands in the residential area of Fontane Bianche, the seaside district of Syracuse on the south-eastern coast of Sicily. The sea is 30 metres from the gate: low rocks with easy access to the water and a small natural pool among the stones, reached in a swimsuit without taking the car. For sand lovers, the famous white beach of Fontane Bianche is a kilometre and a half away, with beach clubs, bars and umbrella hire.

Around the villa lie the coastal hamlets and fishing harbours: Ognina with its marina and fish trattorias, Arenella with a family-friendly beach, Cassibile with supermarkets and services open all year. Twenty minutes take you to Ortigia and the UNESCO old town of Syracuse; half an hour to Noto and the baroque of Val di Noto; to the south, the wild beaches of the Vendicari reserve. Catania Fontanarossa airport is about 50 minutes away.

Everything you need to know before confirming: how payment works, what happens if your plans change, and the few rules that keep the house and garden exactly as you see them in the photos.

What the rental includes

  • You rent the entire property for your exclusive use: main house, independent guest house, 600 m² garden, terraces and parking. Nothing is shared with other guests or with the owner.
  • Utilities (water, electricity, gas), Wi-Fi, bed and bath linen, garden towels and the final cleaning are included.
  • Villa Pomelia is a private rental villa, not a hotel: there are no hotel services such as breakfast, restaurant, daily housekeeping, mid-stay linen change, reception or room service.

Payments

  • 30% of the booking amount is due at the time of booking. The remaining 70% is automatically due 30 days before check-in. The applicable due dates and amounts are always shown before you confirm.
  • For bookings made less than 30 days before check-in, the payment schedule shown at checkout applies.
  • The booking is confirmed once the initial required payment has been successfully received.
  • Payment by credit or debit card through Stripe, or by PayPal or bank transfer. Confirmation and receipt are always sent by email.
  • Final cleaning fee: €130 once per stay, always shown in the quote together with the total.
  • This website always offers the best available rate for the same dates and conditions.

Cancellation

  • 100% refund if the booking is cancelled within 24 hours after it is accepted, provided it was requested at least 7 days before check-in.
  • After that 24-hour window and until 30 days before check-in: 70% refund of the booking amount (30% is non-refundable).
  • From 30 days before check-in the booking is non-refundable.
  • The €600 security deposit is separate from the accommodation payment and remains governed by the security-deposit terms.
  • The exact cancellation conditions and amounts for your booking are always displayed during checkout, before you confirm and pay.
  • We recommend travel insurance for the unexpected (illness, cancelled flights): it does not replace the cancellation policy, but it covers what the policy does not.

Security deposit

  • A €600 security deposit covers any damage: it is pre-authorised on your card two days before check-in and released two days after check-out.
  • It is refunded in full within 7 days of departure, provided the house and garden are left as they were found.
  • It is not an extra cost: it is a temporary hold, retained only in the event of proven damage.

Tourist tax and legal requirements

  • The City of Syracuse tourist tax is not included in the price: it is requested separately after confirmation, via Stripe or PayPal, or it can be paid in cash on arrival.
  • Italian law requires the identification details of all guests, adults and children included, to be reported to the police within 24 hours of arrival: the necessary details are therefore collected in order to complete check-in, used only for this purpose and handled in compliance with privacy regulations.
  • Arriving guests are also identified through the exterior security cameras, installed only at the entrances and never in the interior spaces.

House rules

  • 4 guests, with a 5th guest possible only by prior request and confirmation. Extra guests or unannounced visitors are not allowed.
  • No parties or events. Quiet hours from 11 pm to 8 am, out of respect for the neighbours.
  • No pets.
  • No smoking indoors: smoking is allowed in the garden and on the veranda, using the ashtrays provided.
  • Please do not flush toilet paper or wipes: the plumbing is delicate, use the bin next to the toilet.
  • Waste recycling is mandatory under municipal regulations: bins and collection days are explained in the house manual.
  • Check-in from 4 pm, check-out by 10 am. Different times are possible on request, subject to the calendar.
  • The barbecue and the bioethanol fireplace must be used with care, never left unattended and never near the garden vegetation.
