1. What cookies are

Cookies are small text files stored on your device by the websites you visit. This site also uses browser local storage, which is technically equivalent. This notice is given under Art. 5(3) of Directive 2002/58/EC and Art. 122 of the Italian Privacy Code.

2. Cookies used on this site

Only strictly necessary technical tools are used; no consent is required for these:

• vp-cookie-notice (first-party local storage, kept until you clear it): remembers that you have seen the cookie notice.
• Technical session cookies set by our hosting and database infrastructure to serve the pages, keep the service secure and process the enquiry form (duration: session).

No profiling, analytics, remarketing or advertising cookies are installed, and no third-party social widgets track your browsing. We never share data for marketing.

3. Third-party services: booking and payments

The booking section embeds the Hospitable (Hospitable.com Inc.) widget, which handles the live calendar, rates and booking requests, and which in turn uses Stripe (Stripe, Inc.) to process payments. The widget is loaded in a third-party context and may set technical and security cookies or storage that are strictly necessary to run the service and prevent fraud (for example widget session identifiers and Stripe fraud detection). These are strictly necessary tools for the service you request; the processing is carried out by those companies as autonomous controllers or processors under their own privacy and cookie policies (hospitable.com and stripe.com). If you do not use the booking section, these tools are not activated.

4. Links to external platforms

The site links to third-party platforms (Airbnb, Instagram). Their cookies are only set after you click the link and leave this website; their own cookie policies then apply and the controller is not responsible for them.

5. Managing cookies

You can delete or block cookies and local storage at any time in your browser settings (Chrome, Safari, Firefox, Edge). Disabling essential cookies may break parts of the site, in particular the enquiry form.
